Onsite Foundation Evaluation
For both Slab-on-Grade and Raised foundation properties, our service is to provide an evaluation of the structural integrity of the dwelling's foundation. Our evaluation is based solely upon a visual examination of the exterior and interior of the property and includes:
- Exterior siding and interior ceilings and walls will be examined for significant cracking and other signs of movement
- Door fit and door frame will be examined for squareness
- On Raised Foundation dwellings, the accessible portions of the crawl space will be entered and examined for signs of distress or deterioration
- On Slab-on-Grade dwellings, a manometer will be used to perform a random floor level survey to determine the possibility of any differential settlement and/or movement which may have occurred
- Driveways, walkways, patios, and chimneys will be examined for any signs of distress or movement
- The perimeter of the dwelling will also be examined for any signs of improper drainage, as well as tree root problems
Detailed Engineers Report
A written Engineers Report will be provided within 24–48 hours after the evaluation.
All findings are presented in a comprehensive narrative report including the following information:
- Findings & Opinions — Observations of interior and exterior
- Recommendations — Summary of repairs required, if needed
- Follow-up Services — Retaining us to monitor and certify repairs
- Appendices — Including specific repair recommendations, if needed
Detailed Repair Recommendations
As part of our Engineers Report, we will provide detailed repair recommendations, if needed
Note: Repair recommendations are for repairs that do not require soil testing, design calculations, or the preparation of extensive specifications.
Follow-Up Services
If repairs are recommended, we offer, for an additional fee, to observe the repairs and confirm that the work was completed according to our recommendations. A Certification Letter is issued upon completion of the repairs. The fee for this additional service will depend upon the number of site visits required. A simple repair will require only one site visit, while an extensive repair often requires a total of three site visits.
A Follow-Up Certification Report will be issued once the completed work is inspected.
Note:
*We do not evaluate slopes or load bearing walls.
*We do not provide an estimated cost of repairs.
*No soil samples will be taken, and no soil tests will be performed.
*All evaluations are performed on a visual basis, without the removal or lifting of carpeting or removal of any other types of flooring.
